320 Rear Diff leaking

One of the boots on the diff is leaking oil. Is the boot a oil seal or is their a seal on the output shaft that is leaking?

When I moved the car, after sitting since 1992, oil started leaking out of the right boot. I do not know if I have to just change the boot or also change a seal on the shaft inside.

It's just the boot, no seal inside.
